Whether your list is a manual spreadsheet, or you use a customer relationship management (CRM) tool, cultivating a database for leads and referrals is invaluable as you market your services and expertise. If you don’t have a plan to consistently reach out to your past clients, leads, and referrals – start now. Consistency builds trust, and communicating valuable information helps ensure that you are the Realtor® people turn to when they want to buy or sell.  Referral business can account for 50% of your annual revenue, and you don’t want to miss out on slam-dunk leads from satisfied customers endorsing your services. Don’t forget, 91% of buyers would use their agent again or recommend their agent to others. And while staying in touch with hundreds of contacts is time-consuming — through segmentation, a content plan and automation tools, you could save time each week and still reach your database. 

 

Segment Your List 

The type of information you communicate should differ by customer segment. You can create segments and develop content for: 

  • Clients: Happy House-anniversary messages and/or an onboarding email campaign for new homeowners and what to expect in the first years of owning a home. 
  • Buyer Leads: Tips on finding the right home and helpful selection criteria they may not have thought of. 
  • Seller Leads: How-to’s on getting your house sale ready and tips on quick upgrades that pay off in the asking price. 
  • Referrals: Track referrals you get from clients and note the lead source so you know where they came from.
