Four ideas for promoting your real estate business on TikTok
If you’d like to infuse some new life into your 2022 marketing plans, look no further than TikTok. 

TikTok, launched in 2016, has more than one billion users. In that short time, the platform has grown exponentially and more than 23% of all social media users are now on TikTok. First known for its youthful demographic, TikTok currently appeals to a much wider audience as more users discover its fun vibe. More recently, this platform is gaining appreciation as a marketing tool for businesses. Many Realtors® are prospecting for new clients in a lighter, more creative way. 

At its heart, TikTok is an entertainment platform. Its all-video posts are typically created directly from user’s phones and that casual, fun vibe is its signature appeal. This is the place where you can let loose and have some fun. 

If you are new to TikTok, we recommend finding one of many basic tutorials on YouTube to get started. You’ll learn about the myriad ways that users can get creative with video by using hashtags, sounds, stickers, and text. Try using the search bar in
the app and enter parameters such as “luxury homes” or “realtors on TikTok” and see what other Realtors® are doing.
The best way to take advantage of TikTok is to define your ideal client. Do you work with clients who want a fixer-upper? Are you targeting first-time buyers? Figuring this out will make your posts specific and increase views. 
If you are ready to dive in, we have a few suggestions that will help you get creative. 

Profile your listings

The most obvious use of any social media platform for Realtors® is to feature their listings. But this doesn’t have to be boring. You can easily create your own walk-through video with voice-over commentary or by adding some text. You can be as serious or as light-hearted as you feel is appropriate. 

Many agents are even using TikTok to feature their luxury listings. You can upload a professionally created video and edit it to show off the best details. Add one of the app’s trending songs and you’re all set! The platform currently allows videos of 15, 30, or 60 seconds.

Educate your audience

TikTok is a terrific way to provide information to your viewers. Agents can teach viewers what an appraisal is, how the inspection process works, or how to save up for a down payment. It’s a fun way to teach your clients about what might otherwise be dry content.

To get started, think about common client questions and use that to generate ideas. Use TikTok’s graphic text functions to provide them with answers.

Go behind the scenes

One of the best ways to use TikTok is to take advantage of its casual vibe by showing viewers something unexpected. You can share what it’s like to set up an open house, highlight unusual features of a house, or make fun of your own mistakes. Don’t be afraid to ramp up the humor on any of your TikTok posts—behind the scenes videos are prime territory for fun. 

Some agents will do “a day in the life” videos. What is it like to be an agent? How does my pet greet me at the door after I get home from a busy day of showing houses? What is my favorite restaurant in town? Your unique style can shine through by using some of the add-on features the app offers. 

Success stories and inspiration 

An effective use of short videos on TikTok is to show off your successes. Just sold a listing? Take a video of the outside of the house and pair it with a victory song or dance. Ask your buyer to describe their journey and what features they were looking for in a new home. You can create posts that will inspire your prospective clients to keep looking for a home—even in a tough seller’s market—or show your viewers how you will make their lives easier by helping them to find a moving company or someone who can paint their living room.

You can also get personal and share what inspires you. Some leading agents use TikTok as a mentoring platform, helping newer agents get started with their own businesses.
