While the Minnesota housing market typically sees a seasonal "lull" as temperatures drop, the buyers who are out in the snow are usually some of the most motivated people you’ll ever meet. If you are a Realtor® guiding a client or a homeowner who just hit the market in February, this guide will show you how to sell your home in the winter without losing your cool (pun intended).

There’s a common myth in real estate that you should just "wait until the lilacs bloom" to list your home. While spring definitely brings more foot traffic, winter may bring the right traffic. 

Think about it: who is trekking through a blizzard on a Tuesday night to look at a split-level in Woodbury? It’s not the casual window shoppers. It’s the people who just got a job relocation, the families whose lease is up, or the buyers who have been outbid three times in the summer and are determined to find a home before the next school semester. 

When you learn how to sell your home in the winter, you might realize you aren't fighting for attention against 50 other listings on the same block. Your home is the main event, and your Realtor® and brokerage will help it shine. 

Minnesota Winter Market Overview: The 2026 Reality

If you’ve looked at the numbers lately, you know the Minnesota market takes a breather when the ground freezes and snow falls. According to our Minnesota Realtors® January 2026 Report, activity slowed down in part due to that classic blast of arctic air that hits Minnesota every year like clockwork. 
Key Stats to Know: 
  • Sales Volume: Closed sales fell by about 15.7% statewide in January compared to the previous year. 

  • Pricing Resilience: Despite fewer sales, the median sales price actually increased by 1.5% statewide, hovering around $335,000 (Minnesota Realtors®). 

  • Days on Market: In the winter, sellers can expect their homes to sit longer on the market before a sale. The median days-on-market is currently around 56 to 58 days. 

The Takeaway: Inventory is tight—down about 29% when compared to inventory in July 2025However, this "lull" can be seen as a massive opportunity for sellers! With fewer choices, your home becomes a premium option for serious buyers who have fewer houses to compete for. 

Showing Tips & Tricks: Creating Curb Appeal in the Snow

In the summer, you have flowersgreen grass, and a steady stream of blue skies. In a Minnesota winter, you have... gray. But with the right help, there is no limit to how you can make that gray look "grand." 

1. The "Safety First" Rule

This is the most important tip: Shovel. Salt. Repeat. If a buyer slips on your walkway, the showing is over before it begins. Ensure the driveway is wide enough for an SUV, and that walkways are cleared right down to the pavement. According to the National Association of REALTORS®, making the exterior safe should be the #1 priority for winter sellers. 

2. Light Up the Night

Since it gets dark around 4:30 PM in Minnesota during the winter months, your "curb appeal" is often happening in the dark. Use warm LED outdoor lighting along paths and consider "twinkle" lights or a tasteful wreath to make the entrance feel intentional and bright, not spooky and uninviting. 

3. Visualizing the Greenery

Minnesota buyers aren't naive—they know there's a lawn under that three-foot snowbank. However, it always helps to show them. Place a high-quality photo of your home in full summer bloom on the kitchen counter or ask your Realtor® to include it as the last photo in your MLS listing to help their imagination bloom in the winter.

Interior Staging: Creating a "Hygge" Haven

"Hygge" is the Danish word for cozinessIt’s your ultimate best friend when selling in the winter and the cold months are the best time to take advantage of this cozy vibe and showcase your home as the perfect winter oasis. There’s something to be said for a home that feels so warm (both practically and figuratively) that your potential buyers don’t want to leave. 

1. The 70-Degree Rule 

Don't be stingy with the heat. If a buyer walks in and has to keep their parka on, they’ll wonder if your furnace is struggling or if the windows are drafty. Keep the thermostat at a steady 70°F–72°F for all showings. 

2. Fireplace Focus

If you have a gas fireplace, turn it on 10 minutes before the showing. If it's wood-burning, have it cleaned and ready to go. A flickering fire creates an emotional connection that a central air vent just can't match.  

3. The "Mudroom" Strategy 

Anyone who has experienced a snowy season knows that slush is the enemy of clean floors. Set up a "Shoe Station" at the door with a sturdy mat and a small sign that politely asks guests to remove their boots. Bonus points if you provide a basket of clean, disposable booties 

4. Setting the Mood 

As we mentioned before, winter is the ultimate time to lean into the cozy vibes, and nothing says cozy like blankets and candles.  

Set out tastefully layered throw blankets on the backs of chairs or on your couch and light a few candles to set the mood. We recommend using scentless candles for your showings. Scent is one of the strongest senses and using a scentless candle helps prevent offending someone who has an abnormally strong nose with a scent that they don’t like. 

Highlighting the "Winter-Ready" Features

When people buy a home in February, they are thinking about survival and comfort. Make sure youre marketing the highlights of your home that shine most in the winter: 

  • The Heated Garage: In Minnesota, this is basically a "buy now" button for many people. 

  • The Mud Room: If you have a Mud Room, use it here! Stage it with a plethora of winter coats and gear to show how this tiny but mighty space can pack a big punch during this time of year for homeowners.

    • Heated Floors: Crank up the heat on this one for sure. We struggle to think of something more satisfying than walking into a tiled bathroom in the winter and being welcomed with a warm floor that immediately defrosts you.  

    • Energy Efficiency: If you have a new furnace, updated insulation, or Triple-Pane windows, put the documentation in a binder for buyers to see. Highlighting low utility bills is a major selling point when it’s -10°F outside. 

    • South-Facing Windows: Mention the natural light—it’s a rare commodity during our "Shortest Day" months and it can make all the difference.

    Marketing Strategies for the Cold Months

    You can’t just stick a sign in a snowbank and hope for the best. You need a digital strategy. 

    • Professional Photography is Non-Negotiable: Winter light is blue and harsh. A professional photographer knows how to balance the light so your home looks warm and inviting. Your Realtor® will most likely have a professional photographer referral for your home!  

    • Virtual Tours: 3D walkthroughs are huge benefit that you can leverage in the winter. They allow buyers to "weed out" homes from their couch, meaning when they finally show up at your door, they are already 90% sure they want to buy it. 

      • Be Flexible: Snowstorms happen. If a showing gets canceled because of a blizzard, be ready to reschedule for the very next day. 

      Spring is Coming, But Your Sale Doesn't Have to Wait

      Selling your home in a Minnesota winter isn't just possible—it can be incredibly strategic with the right plan. By tackling the ice, cranking the heat, and leaning into the "cozy" vibes, you can stand out in a market that is currently low on inventory but high on serious buyers.
