Rochester by the Numbers: A Growing Market

Before we get to the fun stuff, let’s talk about the foundation of the city: its housing and economy. Rochester isn’t just a medical hub; it’s a thriving community with a real estate market that has remained remarkably resilient.

The 2026 Housing Snapshot

According to March 2026 Southeast Minnesota REALTORS® Housing Report, the median sales price in Rochester currently sits around $296,500This number, coming in at 16.5% lower than the Minnesota state average ($350,000), plus the city’s high median household income, makes it one of the more affordable markets in the region relative to earnings.

  • Population: Rochester has officially grown to approximately 123,616 residents according to the 2024 U.S. Census, maintaining a steady annual growth rate.

  • Median Income: The median household income is a healthy $90,020, significantly outpacing national averages.

  • Home Types: You’ll find a diverse mix here. From the historic "Pill Hill" neighborhood—home to sprawling, character-filled estates once occupied by early Mayo doctors—to sleek new downtown condos and suburban 1980s splits, there is a "flavor" for every buyer.

One of the most unique aspects of the Rochester market is the "Mayo Effect." With over 40,000 employees at its Rochester Mayo Clinic alone, there is a constant influx of residents from all over the globe, creating a diverse and stable housing demand.

Fun Facts: Becoming a Rochester Insider

Every city has its quirks, and Rochester is no exception. Here are a few things to share at your next dinner party:

  1. The Underground City: Rochester features an extensive "Subway" and "Skyway" system. It’s a series of climate-controlled tunnels and bridges that connect the Mayo Clinic buildings, hotels, and shops. You can practically live, work, and shop downtown without ever putting on a winter coat.

  1. The Geese Haven: Most Minnesota geese fly south, but the Canada geese at Silver Lake are famous for sticking around. Because of the warm water discharge from the nearby power plant, the lake never fully freezes, leading to a permanent population of thousands of geese.

  1. A Global Destination: Because of its fantastic medical reputation, Rochester’s Mayo Clinic has provided medical treatment to everyone from former Presidents (George H.W. Bush, Gerald Ford, and Ronald Reagan) to international royalty. The Mayo Clinic is consistently recognized as one of the best hospitals in the country.

  1. The Beginning of the Mayo Clinic: The now-famous Mayo Clinic was founded after a devastating tornado ripped through the Rochester area in 1883, killing 24 residents and injuring at least 200 more. At the time, the nearest hospital was nearly 80 miles away in Saint Paul. Following the tornado, local doctor, Dr. W.W. Mayo, immediately started triage and treated the wounded at Buck’s Hotel downtown. Following the incident, Mother Alfred Moes of the Sisters of St. Francis convent proposed a deal with Dr. Mayo—the Sisters of St. Francis would build a new hospital and supply the nursing staff, if the doctor would provide the medical staff. In 1889, Mayo Clinic Hospital, Saint Marys Campus opened with 27 beds and the rest is history.

  1. The Carillon Bells: The iconic Plummer Building houses a carillon with 56 bells. On certain days, you can hear a carillonneur playing live music that echoes across the entire downtown area.

  1. A Corny Tower: One of the most unique features of Rochester, MN is its water tower designed to look like a classic midwestern corn on the cob!

  1. No Lakes in RochesterThe county of Olmsted, where Rochester resides, is one of only four counties in the state of Minnesota that has no naturally occurring lakes. Silver Lake, mentioned above, is a manmade lake created by damming the Zumbro River.

  1. The Actual “Windy City”: Rochester, MN was recently ranked the second windiest city in the United States by Redfin with an average windspeed of 12 mph and a record high windspeed of 74 mph (in 2019).
